The FSBO Process
Our job begins when a potential buyer is found. We will help in the negotiations between buyer and seller. When the terms are agreed upon, we will draft an Agreement of Sale with clear, easy to understand terms. Once the contract is signed, we begin preparing for the closing. We order a title and lien search on the property to identify ownership, and check for liens, judgments, covenants, restrictions, easements, code enforcement violations, or open permits, etc.; obtaining title insurance; obtaining association approval for the buyer if required, etc. Upon the clearing of the title, the closing takes place, title is transferred between seller and buyer and the title insurance is written. The deed is then recorded. Normally, the deed is received back, together with an Owner’s Title Insurance Policy, within 30 days.
